In the event that the tenant leave the leased early without complying with the contract term or termination period, as a rule, he/she is responsible for the rental fee until the turnkey date according to Article 325 of the Turkish Code of Obligations, and is responsible for the rent fee for a reasonable period of time, starting from the turnkey date, in which the rental real estate can be rented under the same conditions.
However, it should not be forgotten that the lessor is obliged to make an effort to re-lease the immovable and thus to do her/his part to prevent the damage from increasing.
As such, it is concluded that the loss of the lessor is the rental fee for the period of vacancy from the date of early leave until the date when the property can be rented under the same conditions.
